Cancelling a booking as a host

Guests count on confirmed bookings, so only cancel when you really have to. If you need to stop new bookings, block the dates or pause the listing instead. See Set your prices and availability.

Which bookings you can cancel

You can cancel a booking that hasn't started yet, shown as Confirmed or Payment pending. Once a guest has checked in (On site now), you can't cancel it. Requests you haven't approved yet are declined, not cancelled. See Approve or decline booking requests.

Cancel a booking

  1. Go to Bookings and find the booking.
  2. Click it to expand it, then select Cancel & refund.
  3. Read the Cancel this booking? message. If a cancellation fee applies, the amount is shown here.
  4. Select Yes, cancel booking, or Keep booking to go back.

What the guest gets

When you cancel, the guest gets a full refund of everything they paid for the booking, including the Parkeas service fee and HST. Your cancellation policy doesn't apply. Money paid by card goes back to their card, and any Parkeas credit they used goes back to their account. The guest gets an email, and their PIN and QR code stop working.

The host cancellation fee

Stripe keeps its card processing fee when a payment is refunded. For bookings made on or after October 2, 2026, you pay that cost:

Example only: a guest's card was charged $24.18. The fee is 2.9% of $24.18 ($0.70) plus $0.37, which is $1.07.

Other effects

Parkeas may help the guest find another space. Repeated cancellations can lead to Parkeas restricting your listing or taking other action, as set out in the Cancellation & Refund Policy.

If you have to cancel because of an emergency outside your control, such as a fire, flood or urgent repair, contact Parkeas Support at support.parkeas.com. Parkeas may ask for supporting information before waiving consequences.

Need to change a booking instead?

Don't change the location, space or times of a confirmed booking without the guest's agreement. Message the guest first. If you move a listing's address, guests with upcoming bookings aren't told automatically.
